DEFINITION
Perform a variety of building maintenance activities; troubleshoot and repair equipment and systems; replace fixtures, filters, and parts; paint; perform some minor carpentry activities; replace lights, switches, and fuses.

SUPERVISION RECEIVED AND EXERCISED
Receives direction from the Facilities Supervisor.
PRIMARY DUTIES--The following are examples of primary duties assigned to positions in this classification. Other related duties and responsibilities may be assigned.
1. Perform installation, repair, and maintenance of assigned systems, equipment, grounds, buildings, and facilities; assist in coordinating maintenance services and activities with other City departments and outside contractors and vendors.
2. Perform routine and non-licensed electrical work; change ballasts, outlets, and switches; install light fixtures; replace and/or repair outside lights on all City buildings.
3. Perform plumbing work; make repairs and/or adjustments to plumbing, including unstopping drains, repairing or replacing flush valves, toilets and sinks.
4. Perform building renovations and repairs including removal or installation of flooring and ceiling tiles, sheet rock and drywall, fixtures and appliances and painting of interior and exterior surfaces.
5. Perform maintenance or arrange for service of recycling equipment including conveyors, blowers, baler, tools, and other equipment.
6. Coordinate and perform preventative maintenance on HVAC and mechanical systems; troubleshoot problems; install and rotate filters, change fan belts, check temperature settings, and install and repair exhaust fans.
7. Estimate time, materials and equipment required for jobs assigned; requisition and purchase supplies and materials as required.
8. Respond to inquiries and concerns from customers; resolve complaints in an efficient manner.
9. Perform other duties of a similar nature or level.

Operator, service and preventative maintenance of assigned systems and equipment.
Operations, services, and activities of a building maintenance program.
Methods, techniques, materials, equipment, and tools used in the installation, maintenance, and reconstruction of facilities, equipment, buildings, grounds, and systems in area of assignment.
Operational characteristics and maintenance requirements of maintenance tools and equipment.
Customer service procedures and principles.
Cleaning materials, supplies, and equipment.
Safe work practices.
Materials, supplies, and methods used in routine carpentry, mechanical, plumbing and electrical work.
English usage, spelling, grammar, and punctuation.
Applicable tools and equipment operations.
Applicable Federal, State, and local codes, laws and regulations.
Ability to:
Use and operate all the necessary tools needed to service and maintain assigned systems and equipment.
Use and operate hand tools, vehicular and stationary mechanical equipment, power tools and equipment required for the work in a safe and efficient manner.
Install, maintain, and repair systems related to area of assignment.
Read and interpret basic maps, blueprints, and specifications.
Understand and follow oral and written directions.
Clean and care for assigned areas and equipment.
Read and understand cleaning chemical mixture and application directions.

Experience and Training Guidelines
Minimum Requirements:
Experience:
Three (3) years of facilities maintenance experience.
Training:
High School Diploma or G.E.D.
Other combinations of experience and education that meet the minimum requirements may be substituted.
License or Certificate
Possession of, or ability to obtain, a valid Colorado driver’s license.
Some assignments in this classification may require the possession of, or the ability to obtain, a universal refrigeration license.
