DEFINITION

 

Perform a variety of activities related to the installation, repair and maintenance of heating, ventilation, and air conditioning systems (HVAC); perform preventative maintenance and routine servicing of equipment.

SUPERVISION RECEIVED AND EXERCISED

 

Receives direction from the Facilities Supervisor.

 

PRIMARY DUTIES--The following are examples of primary duties assigned to positions in this classification. Other related duties and responsibilities may be assigned.

 

1.  Operates, maintains, repairs, or replaces chillers, heat pumps, coolers, refrigeration units, variable air volume systems, air handling units, exhaust systems, condensers, evaporators, boilers, water heating units, and cooling towers.

 

2.  Operates, maintains, repairs, or replaces heating coils, strip heaters, thermostats, direct digital control systems, variable frequency control drive units, and electrical control circuits.

 

3.  Provide maintenance of HVAC and associated systems by performing routine filter and belt replacements, cleaning air distribution systems and associated components, corrosion prevention, water treatment, and other preventive measures.

 

4.  Install, maintain, and repair HVAC equipment, components, control systems, and power systems, utilize diagnostic and testing equipment, and interpret results.

 

5.  When necessary, manage the installation of new HVAC equipment, ensuring proper integration with existing systems.

 

6.  Meticulously document all service calls, repairs and preventive maintenance activities to maintain comprehensive service records.

 

7.  Respond promptly to emergency service calls to minimize disruption to building operations and ensure occupant comfort.

 

8.  Equipment examples: heat pumps, coolers, chillers, refrigeration units, air handlers, exhaust systems, condensers, evaporators, coils, strip heaters, boilers, thermostats, and hot water systems.

 

9.  Identify, evaluate and make recommendations related to equipment conditions to prevent and/or minimize equipment failures and downtime.

 

10.  Follow all safety rules and regulations and closely follow verbal and written instructions and report safety hazards, equipment problems, repair needs, security issues, and emergency situations.

 

11.  Perform other duties of a similar nature or level.

QUALIFICATIONS

 

Knowledge of:

 

Operation, service and preventative maintenance of assigned systems and equipment.

Operations, services, and activities of a building maintenance program.

Methods, techniques, materials, equipment, and tools used in the installation, maintenance, and reconstruction of facilities, equipment, buildings, grounds, and systems in area of assignment.

Operational characteristics and maintenance requirements of maintenance tools and equipment.

Customer service procedures and principles.

Cleaning materials, supplies, and equipment.

Safe work practices.

Materials, supplies, and methods used in HVAC work.

English usage, spelling, grammar, and punctuation.

Applicable tools and equipment operations.

Applicable Federal, State, and local codes, laws and regulations.

 

Ability to:

 

Use and operate all the necessary tools needed to service and maintain assigned systems and equipment.

Use and operate hand tools, vehicular and stationary mechanical equipment, power tools and equipment required for the work in a safe and efficient manner.

Install, maintain, and repair systems related to the area of assignment.

Read and interpret basic maps, blueprints, and specifications.

Understand and follow oral and written directions.

Clean and care for assigned areas and equipment.

Read and understand cleaning chemical mixture and application directions.

Respond to requests and inquiries from the general public and City employees.

Interpret and apply Federal, State, and local policies, laws and regulations.

Operate and use modern office equipment including computers and various software applications.

Communicate clearly and concisely, both orally and in writing.

Establish and maintain effective working relationships with those contacted in the course of work.

Experience and Training Guidelines

Minimum Requirements:

 

 Experience:

 

 Three (3) years of progressively responsible HVAC and mechanical experience including maintenance, repair, replacement, and installation of standard HVAC and associated systems and equipment.

 

 Training:

 

 High School Diploma or G.E.D.

 

 Completion of HVAC vocation school or apprenticeship training.

 

Other combinations of experience and education that meet the minimum requirements may be substituted.

 

 

 

 

 

 

 

 

License or Certificate

 

Universal Refrigerant Certificate is required.

 

Possession of, or ability to obtain, a valid Colorado driver’s license.

 

Some assignments in this classification may require the possession of, or the ability to obtain, a universal refrigeration license.
