ORDINANCE NO. 1611

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION, BY ADDING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION, COLORADO:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by adding the zoning on the following described land, situate in the City of Grand Junction, Mesa County, Colorado, to wit:

Beginning at the Southwest corner of the Northeast Quarter, Section 36, Township 1 North, Range 1 West, Ute Meridian, thence North 00° 04' 00" East 598.64 feet to true point of beginning, thence North 00° 04' 00" East 720.82 feet, thence South 89° 50' 58" East 1316.76 feet, thence South 00° 08' 00" West 63.72 feet to a point on the Southwesterly right-of-way line of the U.S. Government Highline Canal, thence South 68° 29' 00" East along said canal right of way a distance of 342.21 feet, thence 666.71 feet along the arc of a curve to the right having a radius of 1342.70 feet and a chord which bears South 59° 26' 07" East a distance of 659.88 feet, thence South 40° 02' 00" East 411.16 feet to a point on the Southeasterly right of way of Horizon Drive, thence South 54° 46' 30" West along said Southeasterly right-of-way line of Horizon Drive a distance of 1516.86 feet, thence 105 feet along the arc of a curve to the left having a radius of 2865 feet and a chord length of 104.7 feet, thence North 41° 58' 40" West 678.36 feet along Northwesterly right of way of interstate Highway 70, thence North 36° 05' 05" West 203.76 feet along said right of way, thence 316.10 feet along the arc of a curve having a chord length of 315.68 feet, thence North 58° 06' 37" West 215.47 feet, thence continuing along said interstate right of way on the arc of a curve 164.82 feet having a radius of 1737.10 feet and a chord length of 164.76 feet to true point of beginning,

to the zoning category H.O. (Highway Oriented) Zone.
