ORDINANCE NO. 1629

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION, BY CHANGING THE ZONING ON CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION, COLORADO:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by changing the zoning on the following described land, situate in the City of Grand Junction, Mesa County, Colorado, to wit:

That part of Lot 2, Block 1, Fairmount Subdivision, Section 12, Township 1 South, Range 1 West, Ute Meridian, being more particularly described as follows:

Parcel A:

Beginning at the Northwest Corner of said Lot 2, Block 1; thence East along the North line of said Lot 2 a distance of 70.00 feet; Thence South 93.2 feet; Thence East 60.00 feet; Thence South 42.8 feet; Thence East 20.00 feet; Thence South 139.00 feet; Thence West 150.00 feet; Thence North 275 feet to the Point of Beginning.

Parcel B:

Commencing at the Southeast Corner of said Lot 2, Block 1; Thence North 25.00 feet; Thence West 50.00 feet to the True Point of Beginning; Thence West 72.00 feet; Thence North 121.00 feet; Thence East 72.00 feet; Thence South 121.00 feet to the True Point of Beginning,

from zoning category R-3 to category B-3 (Retail Business).
