ORDINANCE NO. 1660
AN ORDINANCE AMENDING SECTIONS OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION TO CHANGE THE DEFINITIONS OF GROUP RESIDENCE, AND TO AMEND YARD EXCEPTIONS UNDER SUPPLEMENTARY REGULATIONS
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION, COLORADO:
That the following sections of Chapter 32 of the Code of Ordinances of the City of Grand Junction be amended as is indicated:
1. That Section 3, a. Use Groups - (1) Residential Use - 1.4 shall read as follows:
GROUP RESIDENCE . . . Consists of a building or buildings, permanently housing more than five persons living as a unit, AND BELONGING TO OR CONTRACTUALLY ASSOCIATED WITH A NON-PROFIT EDUCATIONAL INSTITUTION SUCH AS A COLLEGE, UNIVERSITY OR PAROCHIAL SCHOOL AS IN a dormitory, sorority or fraternity.
2. That Subsection n of Section 6 be amended to read as follows:
n. Yard Exceptions:
(1) On the street side of any corner lot accessory buildings must meet all of the minimum setback requirements for principal buildings.
(2) Architectural features such as cornices, canopies, eaves, or similar architectural features may extend into a required yard not more than four feet but in no case closer than three feet to any lot line.
(3) Storage in yards . . . No portion of any required front yard or side yard on the street side of a corner lot shall be used for the storage of motor vehicles, trailers, airplanes, boats, parts of any of the foregoing, or building materials except such materials for use on the premises stored thereon during the time a valid permit is in effect for construction on the premises.
