ORDINANCE NO. 1670

AN ORDINANCE AMENDING SECTIONS OF THE ZONING AND SUBDIVISION REGULATIONS TO CHANGE MINIMUM SETBACK REQUIREMENTS FOR BUILDINGS

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the following sections of Chapter 32 of the Code of Ordinances of the City of Grand Junction be amended as follows:

1. That paragraph H of Sections 3b(1), 3b(2), 3b(3), 3b(4), 3b(5), 3b(5a) and 3b(6) of Chapter 18 of the Code of Ordinances of the City of Grand Junction be amended to read as follows:

H. Setback Minimum

Principal/Major Arterial Streets . . . 75 ft.

Minor/Secondary Arterial Streets . . . 60 ft.

Collector Streets . . . 45 ft.

Local Streets . . . 40 ft.

2. That Sections 3b(9), paragraph H; 3b(10), paragraph H and 3b(11), paragraph H of Chapter 18 of the Code of Ordinances of the City of Grand Junction be amended to read as follows:

H. Setback Minimum

Principal/Major Arterial Streets . . . 55 ft.

Minor/Secondary Arterial Streets . . . 45 ft.

Collector Streets . . . 35 ft.

Local Streets . . . 25 ft.

3. That Sections 3b(12) paragraph H and 3b(13) paragraph H of Chapter 18 of the Code of Ordinances of the City of Grand Junction be amended to read as follows:

H. Setback Minimum

Principal/Major Arterial Streets . . . 50 ft.

Minor/Secondary Arterial Streets . . . 40 ft.

Collector Streets . . . 30 ft.

Local Streets . . . 25 ft.
