ORDINANCE NO. 1746

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY CHANGING THE ZONING ON CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by changing the zoning on the following described land, situate in the City of Grand Junction, Mesa County, Colorado, to wit:

Beginning at a point on the west line of Lot 4 from which the Southwest Corner of said Lot 4 bears South 00° 20' 19" East a distance of 635.08 feet, said point also being the North line and East end of Santa Clara Avenue, and considering the South line of the Southeast Quarter of said Section 23 to bear South 89° 58' 49" East with all bearings herein related thereto; thence North 00° 20' 19" West along the said West line of Lot 4, 276.44 feet to the Southerly line of the Colorado River; thence South 87° 21' 25" East along said Southerly line 181.35 feet; thence South 00° 21' 12" East 268.51 feet; thence North 89° 51' 54" West 181.18 feet to point of beginning,

from R-1-C (Single Family) to R-2-A (Duplex/Fourplex).
