ORDINANCE NO. 1765

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY CHANGING THE ZONING ON CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by changing the zoning on the following described land situate in the City of Grand Junction, Mesa County, Colorado, to wit:

Commencing at the Southeast Corner of Section 23, Township 1 South, Range 1 West, Ute Meridian; thence North 00° 12' 06" East along the East line of said Section 23 a distance of 379.80 feet; thence South 90° 00' 00" West 178.20 feet to the true point of beginning; thence continuing South 90° 00' 00" West 1149.13 feet to a point on the West line of said Lot 4; thence North 00° 21' 12" West along said West line of Lot 4 a distance of 14.00 feet; thence north 90° 00' 00" East 181.00 feet; thence North 00° 21' 12" West 181.20 feet; thence South 90° 00' 00" West 181.00 feet; thence North 00° 21' 12" West 60.00 feet; thence North 90° 00' 00" East 181.00 feet; thence North 00° 21' 12" West 265.00 feet; thence North 90° 00' 00" East 115.00 feet; thence South 00° 00' 00" West 129.71 feet; thence North 90° 00' 00" East 70.00 feet; thence South 59° 49' 24" East 57.30 feet; thence North 71° 17' 40" East 161.46 feet; thence North 83° 52' 30" East 452.87 feet; thence South 00° 00' 00" West 71.78 feet; thence North 90° 00' 00" East 134.96 feet; thence South 00° 12' 06" West 390.00 feet to the true point of beginning,

from R-1-C (Residential) to PD-8 (Planned Development - 8 units per acre).
