ORDINANCE NO. 1771

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY ADDING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION, COLORADO:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by adding the zoning on the following described land situate in the City of Grand Junction, Mesa County, Colorado, to wit:

Beginning at the Northeast Corner of the Northeast Quarter of the Southwest Quarter of Section 10, Township 1 South, Range 1 West, Ute Meridian, and considering the East line of said Southwest Quarter to bear South with all bearings herein being relative thereto; thence South along said East line 1012.20 feet; thence South 89° 55' 38" West 328.68 feet; thence South 00° 00' 46" East 306.00 feet to the South line of said Northeast Quarter of the Southeast Quarter, thence South 89° 55' 38" West along said South line 657.21 feet; thence North 00° 02' 19" West 1317.97 feet to the North line of said Northeast Quarter of the Southwest Quarter; thence North 89° 54' 50" East along said North line 986.61 feet to the point of beginning,

AND

Beginning at the center of Section 10, Township 1 South, Range 1 West, Ute Meridian, thence North 427.5 feet, thence North 89° 55' West 701.45 feet, thence South 00° 11' East 427.5 feet to the South line of the Southeast Quarter of the Northwest Quarter of said Section 10, thence East along said South line to beginning except East 30 feet for road,

to the zoning category C-2 (Heavy Commercial).
