ORDINANCE NO. 1801

AN ORDINANCE AMENDING THE ZONING MAP. A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY CHANGING THE ZONING ON CERTAIN LANDS WITHIN THE CITY

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by changing the zoning on the following described land situate in the City of Grand Junction, Mesa County, Colorado, to wit:

Parcel 1: Beginning at a point on the South line of Section 1, Township 1 South, Range 1 West of the Ute Meridian from whence the Southwest Corner of the Southeast Quarter of the Southeast Quarter of said Section 1 bears North 89° 46' West 240.0 feet, thence North 480.0 feet, thence North 89° 46' West 239.86 feet, thence South 00° 01' West 149.7 feet, thence South 26° 41' East 153.4 feet, thence South 81° 25' East 100.0 feet, thence South 25° 58' East 165.0 feet, thence South 30.0 feet to the Point of Beginning;

Parcel 2: Beginning at a point 240.0 feet South 89° 46' East from the Southwest Corner of the Southeast Quarter of the Southeast Quarter of Section 1, Township 1 South, Range 1 West of the Ute Meridian, thence North 480.0 feet, thence South 89° 46' East 453.75 feet, thence South 480.0 feet, thence North 89° 46' West 453.75 feet to the Point of Beginning, and

Parcel 3: Beginning at a point from whence the Southwest Corner of the Southeast Quarter of the Southeast Quarter of Section 1, Township 1 South, Range 1 West of the Ute Meridian bears North 89° 46' West 693.75 feet, thence North 480.0 feet, thence South 89° 46' East 628.65 feet to the East line of said Section 1, thence South 480.0 feet to the Southeast Corner of said Section 1, thence North 89° 46' West 628.65 feet to the Point of Beginning,

from R-1-A (Single Family Residential) to PD-8 (Planned Development 8 units per acre).
