ORDINANCE NO. 1829

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY CHANGING THE ZONING ON CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by changing the zoning on the following described land situate in the City of Grand Junction, Mesa County, Colorado, to wit:

PARCEL 1:

Beginning at a point 20 feet West of the Southeast corner of the S1/2 NE1/4 SW1/4 SW1/4 of Section 7, Township 1 South, Range 1 East of the Ute Meridian,

thence West to the Southwest corner of the S1/2 NE1/4 SW1/4 SW1/4 of said Section 7,

thence North to the Northwest corner of the S1/2 NE1/4 SW1/4 SW1/4 of said Section 7,

thence East to a point 236 feet West of the Northeast corner of the S1/2 NE1/4 SW1/4 SW1/4 of said Section 7,

thence South to a point 90 feet North of the South line of the S1/2 NE1/4 SW1/4 SW1/4, of said Section 7,

thence East to a point 90 feet North of the point of beginning,

thence South to the point of beginning,

AND

The East 80 feet of the West 256 feet of the N1/2 NE1/4 SW1/4 SW1/4 of Section 7, Township 1 South, Range 1 East, U. M.

PARCEL 2:

The N1/2 NE1/4 SW1/2 SW1/2 of Section 7, Township 1 South, Range 1 East, U. M.;

EXCEPT the West 256 feet thereof;

AND EXCEPT

Beginning at the Northeast corner of said SW1/4 SW1/4,

thence West 205 feet,

thence South 110 feet,

thence East 205 feet,

thence North to the point of beginning,

AND EXCEPT the North and East 30 feet thereof for road rights of way.

from R1D (Single Family Residential) to PR-41 (Planned Residential 41 units per acre).
