ORDINANCE NO. 1842

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY ADDING THE ZONINGS OF CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by adding the zonings of the following described land situate in the City of Grand Junction, Mesa County, Colorado, to wit:

Zoning Category R-3

Being within the outer bounds of the land; Beginning West 440.0 feet from the NE Cor W2SW4SE4 Section 3 T1S R1W Ute Meridian; thence South 465.0 feet; thence West 220.0 feet to the West line SW4SE4 of said Section 3; thence North 465.0 feet; thence East 220.0 feet to the Point of Beginning.

EXCEPT

Beginning 132.0 feet West of the SE Corner of the W2SW4SE4 of Section 3, T1S, R1W, Ute Meridian; thence North 330.0 feet; thence West 82.5 feet; thence South 330.0 feet; thence East to Beginning. Containing 2.35 acres.

Zoning Category R-1-C

Being within the outer bounds of the land: Beginning South 465.0 feet from the NE Corner W2SW4SE4 Section 3 T1S R1W, Ute Meridian; thence West 326.0 feet; thence South 285.0 feet; thence West 25.0 feet; thence North 285.0 feet; thence West 309.0 feet to the West line SW4SE4 of said Section 3; thence South 855.0 feet to the S4 Corner of said Section 3; thence East 660.0 feet; thence North 855.0 feet to the Point of Beginning.

EXCEPT

Beginning 132.0 feet west of the SE Corner of the W2SW4SE4 of Section 3, T1S, R1W, Ute Meridian; thence North 330.0 feet; thence West 82.5 feet; thence South 330.0 feet; thence East to Beginning.

Zoning Category R-1-A

All of the W2SW4SE4 of Section 3, T1S, R1W, Ute Meridian, except those parcels described above for zoning to R-1-C and R-3.
