ORDINANCE NO. 1861

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY CHANGING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by changing the zoning of the following described land situate in the City of Grand Junction, Mesa County, Colorado, to wit:

Parcel #1:

Beginning at a point 400 feet West and 165 feet South of the Northeast Corner of the Southeast Quarter of the Northeast Quarter of Section 11, Township 1 South, Range 1 West of the Ute Meridian, thence East 200 feet, thence South 164.69 feet, thence West 200 feet, thence North 164.69 feet to the point of beginning;

Parcel #2:

The point of beginning being 200 feet North and 200 feet West of the Southeast Corner of the Northeast Quarter of the Southeast Quarter of the Northeast Quarter of Section 11, Township 1 South, Range 1 West, Ute Meridian, thence South 35 feet; thence West to the West line of said Northeast Quarter of the Southeast Quarter of the Northeast Quarter 457.98 feet; thence North to the Northwest Corner of the South Half of the Northeast Quarter of the Southeast Quarter of the Northeast Quarter 164.83 feet; thence East along the North line of the South Half of the Northeast Quarter of the Southeast Quarter of the Northeast Quarter 459.16 feet to the North Corner thereof; thence South 129.83 feet along the East line of said Northeast Quarter of the Southeast Quarter of the Northeast Quarter to the point of beginning,

from R-3 (Multi-Family Residential, 60 units per acre) to PR-20 (Planned Residential, 20 units per acre).
