ORDINANCE NO. 1936

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY CHANGING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by changing the zoning of the following described land situated in the City of Grand Junction, Mesa County, Colorado, to wit:

A tract of land lying in part of the Southeast Quarter of the Northeast Quarter of Section 26, Township 1 South, Range 1 West of the Ute Meridian and lying North of U.S. Highway 50, being more particularly described as follows: Commencing at the Northeast Corner of the Southeast Quarter of the Northeast Quarter of said Section 26 and considering the North line of the Southeast Quarter of the Northeast Quarter of said Section 26 to bear North 89 deg. 48 min. 00 sec. West with all bearings contained herein relative thereto; thence North 89 deg. 48 min. 00 sec. West along the North line of the Southeast Quarter of the Northeast Quarter a distance of 560.98 feet; thence South 00 deg. 00 min. 00 sec. East a distance of 30.00 feet to a point on the South line of B 3/4 Road which is the True Point of Beginning; thence South 89 deg. 48 min. 00 sec. East a distance of 530.92 feet along said South line of B 3/4 Road to a point in the West line of 27 Road; thence South 00 deg. 06 min. 37 sec. West along said West line of 27 Road a distance of 546.72 feet to a point on the North right of way line of U.S. Highway 50; thence North 64 deg. 53 min. 00 sec. West along the North right of way line of U.S. Highway 50 a distance of 585.00 feet; thence North 00 deg. 00 min. East a distance of 300.17 feet to the True Point of Beginning,

from Zone HO (Highway Oriented) to PB (Planned Business).
