ORDINANCE NO. 1943

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY CHANGING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by changing the zoning of the following described land situated in the City of Grand Junction, Mesa County, Colorado, to wit:

Parcel 1:

Beginning S 465 ft. from the NE Corner of the W half of the SW Quarter of the SE Quarter of Section 3, T1S, R1W of the Ute Meridian; thence W 326 ft., thence S 285 ft., thence W 25 ft., thence N 284 ft. to the N line of the W half of the SW Quarter of the SE Quarter, thence W to the NW Corner of the W half of the SW Quarter of the SE Quarter, thence S 80 rods to the SW Corner of said W half of the SW Quarter of the SE Quarter of said Section 3, thence E 30 ft., thence N 24 rods, thence E 630 feet, thence N 459 feet to the point of beginning, EXCEPT ALL that portion of DEWEY SUBDIVISION FILING NO. ONE as recorded in Plat Book 12, page 158; and

Parcel 2:

Lots 1 through 7, both inclusive, and Lot 9 in Block 1 and Lots 1 through 4, both inclusive, in Block 2, DEWEY SUBDIVISION FILING NO. ONE,

from Zone R-3 (Single-Family Duplex) and R-1-C (Multi-Family Residential) to PR-18 (Planned Residential - 18 units per acre).

PASSED and ADOPTED this 4th day of February, 1981.
