ORDNANCE NO. 1968

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY CHANGING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by changing the zoning of the following described land situated in the City of Grand Junction, Mesa County, Colorado, to wit:

Beginning 867.9 feet West of the North Quarter Corner of Section 26, Township 1 South, Range 1 West of the Ute Meridian; thence West 240.6 feet to brass cap in State Highway right of way boundary(299©H), thence Southeasterly on a curve left whose radius is 1587.1 feet and whose chord bears South 46 deg. 14 min. East for a distance of 347.8 feet, thence North 22 deg. 39 min. East 124.5 feet, thence North 49 deg. 56 min. West 105.5 feet, thence North 22 deg. 39 min. East 64.5 feet to point of beginning; and

Lots 3, 5, 6, 6, 7, 8, 9, 10, 11, 12 and 13 in Block 2 of Fairley Addition, the plat of which is recorded in Plat Book 6, at Page 14, AND that one half part of James Street vacated by Order of the Board of County Commissioners of Mesa County, Colorado, lying North and adjacent to said Lots 6 and 7 in Block 2 of Fairley Addition, described as follows: thence North 27 deg. 32 min. East 30 feet; thence North 58 deg. 40 min. West 100 feet; thence South 27 deg. 32 min. West 30 feet; thence South 58 deg. 40 min. East 100 feet to the Point of Beginning,

from R2A (Single Family/Multi Family Residential © 14 units per acre) to H.O. (Highway Oriented).
