ORDINANCE NO. 1969

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY CHANGING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by changing the zoning of the following described land situated in the City of Grand Junction, Mesa County, Colorado, to-wit:

That portion of Lot 19, Block 6, Fairmount Subdivision, held in deed by Farrel H. Roper, Jr. and Nancy L. Roper and being more particularly described as follows: Considering the East line of said Lot 19 to bear South 00 deg. 00 min. 00 sec. West and all bearings contained herein to be relative thereto; beginning at a point on the East line of said Lot 19 from whence the Southeast Corner of said Lot 19 bears South 00 deg. 00 min. 00 sec. West 76.0 feet, thence South 89 deg. 50 min. 39 sec. West 100.0 feet, thence South 00 deg. 00 min. 00 sec. West 56.0 feet, thence South 89 deg. 50 min. 39 sec. West 115.0 feet, thence North 00 deg. 00 min. 00 sec. East 78.0 feet, thence South 89 deg. 50 min. 39 sec. West 20.0 feet to the West line of said Lot 19, thence North 00 deg. 05 min. 03 sec. West along said West line a distance of 49.60 feet, thence North 89 deg. 33 min. 31 sec. East 300.75 feet to the East line of said Lot 19, thence South 00 deg. 00 min. 00 sec. West along said East line 117.10 feet to the point of beginning,

from R1C (Single Family Residential) to PR-22 (Planned Residential - 22 units per acre).
