ORDINANCE NO. 1974

 

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY ADDING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.

 

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

 

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by the addition of the zoning of the following described land situated in the City of Grand Junction, Mesa County, Colorado, to-wit:

 

A parcel of land situate in the Northeast Quarter of the Northeast Quarter and the Southeast Quarter of the Northeast Quarter of Section 2, Township 1 South, Range 1 West of the Ute Principal Meridian, being more particularly described as follows: Beginning at a point on the Westerly right of way line of 12th Street, said point being South 89 deg. 59 min. 22 sec. West 40.00 feet and North 00 deg. 05 min. 00 sec. East 578.50 feet from the Southeast Corner of the Northeast Quarter of the Northeast Quarter of said Section 2; thence South 00 deg. 05 min. 00 sec. West 933.69 feet along said Westerly right of way line to the Northwesterly right of way line of Horizon Drive; thence South 66 deg. 21 min. 00 sec. West 1037.26 feet along said Northwesterly right of way line; thence South 26 deg. 16 min. 00 sec. West 216.74 feet along said right of way; thence North 89 deg. 54 min. 00 sec. West 229.87 feet to the Westerly boundary line of said Southeast Quarter of the Northeast Quarter; thence North 00 deg. 06 min. 18 sec. East 964.32 feet along said Westerly boundary line to the Northerly boundary line of said Southeast Quarter of the Northeast Quarter; thence South 89 deg. 56 min. 58 sec. East 986.49 feet along said Northerly boundary line; thence North 00 deg. 06 min. 36 sec. Est 578.50 feet along the Westerly boundary line of the East Quarter of the Northeast Quarter of the Northeast Quarter; then North 89 deg. 59 min. 22 sec. East 287.92 feet to the point of beginning,

 

to the zoning category PR-8 (Planned Residential - 8 units per acre).
