ORDINANCE NO. 1994

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY CHANGING THE ZONING OF CERTAIN LANDS WITHIN THE CITY OF GRAND JUNCTION.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction be amended by changing the zoning of the following described land situated in the City of Grand Junction, Mesa County, Colorado, to wit:

A tract of land located in a part of the Northeast Quarter of the Southwest Quarter of Section 1, Township 1 South, Range 1 West of the Ute Meridian, being more particularly described as follows: Beginning at the Northeast Corner of the Southwest Quarter of said Section 1; thence South 00 deg. 02 min. 40 sec. West along the East line of the Northeast Quarter of the Southwest Quarter of said Section 1 a distance of 240.98 feet; thence South 89 deg. 59 min. 08 sec. West 191.00 feet; thence South 00 deg. 01 min. 28 sec. West 43.18 feet; thence South 61 deg. 30 min. 00 sec. West 100.00 feet; thence North 65 deg. 00 min. 00 sec. West 122.28 feet; thence North 54 deg. 26 min. 00 sec. East 67.37 feet; thence South 89 deg. 59 min. 08 sec. West 39.13 feet; thence North 22 deg. 30 min. 33 sec. West 27.97 feet; thence North 50 deg. 26 min. 00 sec. East 67.36 feet; thence North 00 deg. 03 min. 02 sec. East 177.02 feet to a point on the North line of the Northeast Quarter of the Southwest Quarter of said Section 1; thence South 89 deg. 49 min. 58 sec. East along said North line of the Northeast Quarter of the Southwest Quarter of Section 1 a distance of 330.00 feet to the point of beginning.

from RSF-5 (Residential Single Family) to PR-1.9 (Planned Residential -1.9 units per acre on 2.15 acres).
