ORDINANCE NO. 2005

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY ADDING THE ZONING OF CERTAIN LANDS WITHIN THE CITY OF GRAND JUNCTION.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction be amended by adding the zoning of the following described land situated in the City of Grand Junction, Mesa County, Colorado, to wit:

Begin at a point 21.00 feet South of the Northeast Corner of the Southeast Quarter of the Northeast Quarter of Section 7, Township 1 South, Range 1 East of the Ute Meridian; thence South 60.00 feet; thence West 165.50 feet; thence South 88.00 feet; thence West 103.50 feet; thence South 431.00 feet to the Grand Valley Canal; thence Westerly along said Grand Valley Canal the following 3 courses and distances: West 260.00 feet; thence North 87 deg. 15 min. West 165.00 feet thence North 79 deg. 20 min. West 150.00 feet; thence north 72 deg. 30 min. West 500.00 feet; thence north 44.70 feet; thence South 72 deg. 32 min. East 100.00 feet; thence N 42 deg. 40 min. East 543.00 feet; thence East 196.00 feet; thence North 139.05 feet; thence East 63.00 feet; thence North 32 deg. 23 min. East 102.00 feet; thence East 273.00 feet; thence South 246.18 feet; thence East 269.05 feet to the point of beginning,

to PR-19.4 (Planned Residential - 19.4 units per acre).
