ORDINANCE NO. 2011
AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY ADDING THE ZONING OF CERTAIN LANDS WITHIN THE CITY OF GRAND JUNCTION.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:
That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction be amended by adding the zoning of the following described land situated in the City of Grand Junction, Mesa County, Colorado, to wit:
Beginning at a point 66 feet North and 30 feet East of the Southwest Corner of the Northwest Quarter of the Southwest Quarter of Section 1, Township 1 South, Range 1 West, Ute Meridian; thence East along the North line of the South one acre of the Southwest Quarter of the Northwest Quarter of the Southwest Quarter of said Section 1 to the West line of the Southwest Quarter of the Northwest Quarter of the Southwest Quarter of said Section 1, thence North to the Northwest Corner of said Southeast Quarter of the Northwest Quarter of the Southwest Quarter of said Section 1, thence East to the East line of the Northwest Quarter of the Southwest Quarter of said Section 2, thence North to the Northeast Corner of said Northwest Quarter of the Southwest Quarter of said Section 1, thence East to the Southwest Corner of Lot 27, Jayne's Subdivision, thence North to the Northwest Corner of Lot 26, Jayne's Subdivision, thence East to the East line of the Northwest Quarter of Said Section 1, thence North along said East line to a point 782.5 feet South of the Northeast Corner of the Northwest Quarter of said Section 1, thence West 408 feet, thence South 82 deg. 49 min. West 220 feet, thence South 55 deg. 57 min. West 596 feet, thence West 190 feet, thence South 176 feet, thence West to the Southeasterly right-of-way line of Horizon Drive, thence Southwesterly along said line to the East right-of-way line of 12th Street, thence South along said East right-of-way line to the point of beginning,
to the zoning category RSF-4 (Residential Single Family - 4 units per acre).
