ORDINANCE NO. 2035

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY ADDING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by adding to the zoning of the following described land situated in the City of Grand Junction, County of Mesa, State of Colorado, to wit:

Lots 53, 54, 55 and 56 in Block 15 and the West Half of the vacated road between Blocks 15 and 16 and the road adjoining Block 15 on the North thereof; AND beginning at the Northwest corner of Lot 54, thence North 30 feet, thence West 10 feet, thence South to a point 10 feet West of the Southwest corner of Lot 53, thence East 10 feet, thence North to point of beginning; ALL IN FAIRMOUNT SUBDIVISION, according to the recorded plat thereof AND the South one acre of the West Half of the Northwest Quarter of the Southwest Quarter of Section 1, Township 1 South, Range 1 West, Ute Meridian, EXCEPTING from the above described tracts the following:

Beginning at a point 30 feet East and 30 feet North of the Southwest Corner of the Northwest Quarter of the Southwest Quarter of the Southwest Quarter of Section 1, Township 1 South, Range 1 West, Ute Meridian, thence North 320 feet to the Drain Ditch, thence North 44 deg. 30 min. East 50 feet, thence North 78 deg. 10 min. East 147 feet, thence North 68 deg. 25 min. East 103 feet, thence South 88 deg. 05 min. East 201 feet, thence North 40 deg. East 240 feet, more or less to a point 30 feet East of the Northeast corner of Lot 55 of Block 15 of FAIRMOUNT SUBDIVISION, thence South 600 feet to a point 30 feet East of the Southeast corner of Lot 56 of Block 15 of FAIRMOUNT SUBDIVISION, thence West 630 feet to the point of beginning,

to RSF-4 (Residential Single Family - 4 units per acre).
