ORDINANCE NO. 2053

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY CHANGING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by changing the zoning of the following described land situated in the City of Grand Junction, County of Mesa, State of Colorado, to wit:

A tract of land located in a part of the North Half of the South Half of the Southeast Quarter of the Southwest Quarter of Section 1 township 1 South, Range 1 West of the Ute Meridian, being more particularly described as follows: Commencing at the Southeast Corner of the North Half of the South Half of the Southeast Quarter of the Southwest Quarter of said Section 1; thence North 00 deg. 00 min. 00 sec. East along the East line of the Southeast Quarter of the Southwest Quarter of said Section 1 a distance of 88.00 feet to the True Point of Beginning; thence North 89 deg. 49 min. 14 sec. West 238.00 feet; thence South 00 deg. 00 min. 00 sec. West 88.00 feet; thence North 89 deg. 49 min. 14 sec. West 460.50 feet; thence North 00 deg. 00 min. 00 sec. East 329.89 feet; thence South 89 deg. 49 min. 37 sec. East 698.50 feet; thence South 00 deg. 00 min. 00 sec. West 154.97 feet; thence South 90 deg. 00 min. 00 sec. West 150.00 feet; thence South 00 deg. 00 min. 00 sec. West 75.00 feet; thence North 90 deg. 00 min. 00 sec. East 150.00 feet; thence South 00 deg. 00 min. 00 sec. West 12.00 feet to the True Point of Beginning; excluding the Road on the East side;

from RSF-8 (Residential Single Family - 8 units per acre) to PR-10.2 (Planned Residential - 10.2 units per acre).
