ORDINANCE NO. 2070

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY CHANGING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by changing the zoning of the following described land situated in the City of Grand Junction, County of Mesa, State of Colorado, to wit:

A tract of parcel of land situated on Lot 22 of the North 100.13 feet (100.00 feet recorded) of said Lot 22; the South 50.06 feet (50 feet recorded) of the North 150.19 feet (150.0 feet recorded) of said Lot 22; the South 50.07 feet (50.0 feet recorded) of the North 200.26 feet (200.0 feet recorded) of said Lot 22; the South 142.18 feet (142.0 feet recorded) of the North 324.44 feet (342.0 feet recorded) of said Lot 22; the North 125.15 feet (125.0 feet recorded) of the South 175.23 feet (175.0 feet recorded) of said Lot 22; and being more particularly described as follows:

Beginning at the Northeast corner of Lot 22, Capital Hill Subdivision, City of Grand Junction, County of Mesa, State of Colorado; thence S 00 deg. 09 min. 34 sec. W 30.0 feet to a point which is the intersection of the West right-of-way of 7th Street and the South right-of-way of Orchard Avenue said point being the true point of beginning:

Thence continuing S 00 deg. 09 min. 34 sec. W along the West right-of-way of 7th Street 437.59 feet; thence leaving said West right-of-way N 89 deg. 53 min. 44 sec. W 132.97 feet to a point on the East line of a 20.0 foot alley; thence N 00 deg. 01 min. 46 sec. W along said East line 437.58 feet to a point on the South right-of-way of Orchard Avenue; thence S 89 deg. 54 min. 01 sec. E along said South right-of-way 134.41 feet to the true point of beginning.

Said tract or parcel containing 1.343 acres more or less.

From RMF-32 (Residential Multi-Family - 32 units per acre) to PB (Planned Business).
