ORDINANCE NO. 2141

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY ADDING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by adding the zoning of the following described land situated in the City of Grand Junction, County of Mesa, State of Colorado, to wit:

Beginning South of 89 deg. 33 min. West 722.5 feet from the Southeast Corner of the Northeast Quarter of the Northwest Quarter of Section 9, Township 1 South, Range 1 West, Ute Meridian, thence along the arc of a curve left radius 5660 feet a distance of 134.8 feet, which chord bears North 66 deg. 41 min. West 134.8 feet, thence North 67 deg. 32 min. 30 sec. West 501.8 feet, thence along the arc of a curve right whose radius is 5800 feet for a distance of 545.6 feet, which chord bears North 64 deg. 41 min. West 545.4 feet, thence South 14.9 feet to the North right-of-way of Denver & Rio Grande Western Railroad, thence South 56 deg. 34 min. East along the railroad right-of-way 848.8 feet, thence North 89 deg. 33 min. 371.7 feet more or less to beginning;

ALSO Beginning at a point on the South right-of-way line of Highway 6 & 50 which point lies South 00 deg. 05 min. West 341.96 feet and West 25 feet from the Northeast Corner of the Southeast Quarter of the Northwest Quarter of Section 9, Township 1 South, Range 1 West, Ute Meridian, thence South 00 deg. 05 min. West 344.33 feet, thence North 56 deg. 34 min. West 299.15 feet, thence North 33 deg. 26 min. East 283.4 feet to the South line of Highway 6 & 50, thence along the arc of a curve right with a radius of 5680 feet a distance of 110 feet the chord of which bears South 58 deg. 46 min. 05 sec. East 109.93 feet to Beginning, EXCEPT that part taken by right-of-way as described in Book 1289 at page 506, Mesa County records, and

ALSO all Denver & Rio Grande Western Railroad right-of-way in the West Half of Section 9, Township 1 South, Range 1 West, Ute Meridian,

all to the zoning category C-1 (Commercial Light).

PASSED and ADOPTED this 3rd day of August, 1983.
