ORDINANCE NO. 2191

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION BY ADDING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by adding the zoning of the following described land situated in the City of Grand Junction, County of Mesa, State of Colorado, to the zoning categories indicated, to wit:

TO PR-17 (Planned Residential - 17 units per acre):

Parcel 1:

The Northeast Quarter of the Southwest Quarter of the Southeast Quarter and the East Half of the Northwest Quarter of the Southwest Quarter of the Southeast Quarter of Section 4, Township 1 South, Range 1 West of the Ute Meridian;

Parcel 2:

All of the West Half of the West Half of the Southeast Quarter of the Southwest Quarter of the Southeast Quarter of Section 4, Township 1 South, Range 1 West of the Ute Meridian, EXCEPT a tract in the Southwest Corner of said property described as follows: Beginning at the Southwest Corner of the Southeast Quarter of the Southwest Quarter of the Southeast Quarter of Section 4, Township 1 South, Range 1 West of the Ute Meridian, thence North 190 feet, thence East 100 feet, thence South 190 feet, thence West 100 feet to the Point of Beginning;

Parcel 3:

The Northwest Quarter of the Southeast Quarter of the Southeast Quarter of Section 4, Township 1 South, Range 1 West of the Ute Meridian; and

Parcel 4:

The North 320 feet of the East 132 feet of the East Half of the Southeast Quarter of the Southwest Quarter of the Southeast Quarter of Section 4, Township 1 South, Range 1 West of the Ute Meridian.

TO PB (Planned Business):

The South 340 feet of the East 132 feet of the East Half of the Southeast Quarter of the Southwest Quarter of the Southeast Quarter of Section 4, Township 1 South, Range 1 West of the Ute Meridian;
