ORDINANCE NO. 2195

AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION, BY ADDING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by adding the zoning of the following described land situated in the City of Grand Junction, County of Mesa, State of Colorado, to the zoning category C-2 (Heavy Commercial):

Commencing at the West Quarter Corner of Section 18, Township 1 South, Range 1 East, Ute Meridian; thence South 89 deg. 54 min. East along the north line of the Southwest Quarter of said Section 18 a distance of 596.8 feet; thence South 00 deg. 06 min. West a distance of 30.0 feet to a point on the south right-of-way line of Grand Avenue (May 1981) which is the true point of beginning;

1. thence South 89 deg. 54 min. East a distance of 120.4 feet;

2. thence South 17 deg. 08 min. East a distance of 80.0 feet;

3. thence South 72 deg. 52 min. West a distance of 635.0 feet;

4. thence North 51 deg. 27 min. West a distance of 52.7 feet to a point on the northerly right-of-way line of SH-70 Business Loop (May 1981) as recorded in Book 621, Page 19 of the Mesa County records;

5. thence along said right-of-way line North 72 deg. 52 min. East a distance of 324.7 feet;

6. thence continuing along said right-of-way line North 55 deg. 06 min. East a distance of 236.3 feet, more or less, to the true point of beginning.
