ORDINANCE NO. 2204
AN ORDINANCE VACATING A RIGHT-OF-WAY IN THE CITY OF GRAND JUNCTION.
WHEREAS, the right-of-way hereinafter described has been petitioned for vacation; and
WHEREAS, such vacation has been approved by the Planning Commission and would not be detrimental to the inhabitants of the City of Grand Junction;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:
That the right-of-way more particularly described as follows:
A tract of land for road Right-of-Way Vacation located in a part of the NE 1/4 NE 1/4 of Section 11, Township 1 South, Range 1 West of the Ute Meridian and being a portion of Little Bookcliff Avenue Right-of-Way (50 foot R.O.W.) as per document recorded in Book 972, Page 281 as filed in the office of the Mesa County Clerk Recorder.
Beginning at the NW corner of Lot 2, Little Bookcliff Subdivision a subdivision of a part of the City of Grand Junction, County of Mesa, State of Colorado.
Thence N 56 deg. 56 min. 24 sec. W 39.31 feet to a point on the westerly Right-of-Way of Little Bookcliff Avenue.
Thence N 34 deg. 02 min. 49 sec. E along said westerly Right-of-Way a distance of 33.85 feet to the SE corner of Lot 3, Block No. 1 La Villa Grande a subdivision of a part of the City of Grand Junction, County of Mesa, State of Colorado.
Thence continuing N 34 deg. 02 min. 49 sec. E along said westerly Right-of-Way of Little Bookcliff Avenue a distance of 368.46 feet to the NE corner of Lot 3, Block No. 1 of said La Villa Grande Subdivision.
Thence S 16 deg. 25 min. 12 sec. E 42.59 feet to the most northerly corner of Lot 1, of said Little Bookcliff Subdivision.
Thence S 33 deg. 03 min. 36 sec. W along the easterly Right-of-Way of Little Bookcliff Avenue a distance of 374.58 feet to the Point of Beginning.
be and the same is hereby vacated, subject to easements for existing utilities and drainage.
