ORDINANCE NO. 2311

 

AN ORDINANCE AMENDING CERTAIN SECTIONS OF THE ZONING AND DEVELOPMENT CODE AND CONCERNING ZONING CATEGORIES FOR AUTOMOBILES, RECREATIONAL VEHICLES, MANUFACTURED HOUSING AND THE STORAGE OF CONCRETE AND PIPE AND REDEFINING THE TERM JUNK YARD.

 

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

 

1. That the Use/Zone Matrix, which is Figure 4-3-4 of Chapter 32 of the Code of Ordinances of the City of Grand Junction is amended in the following particulars:

 

A. Under the category of Retail Business - Unlimited, Outside, the uses of the following zones will be permitted as indicated:

 

(1) Automobiles/pickup trucks/vans are added as a special use in the Highway Oriented Zone.

 

(2) Recreational vehicles and Equipment are added as a Conditional Use in the Highway Oriented Zone.

 

(3) Manufactured Housing is added as a Conditional Use in the Highway Oriented Zone.

 

B. Under the category Industrial Storage - Outside, the uses Concrete Products Storage and Pipe Storage are added as Conditional Uses in Industrial-1.

 

2. The term "Junk Yard" within Chapter 13 of Chapter 32 of the Code of Ordinances is amended to read as follows:

 

"JUNK YARD

 

A land area used for the storage FOR SALE AND sale of junk metals, glass, paper or other waste, AND PERMITTING the dismantling, demolition, collection, crushing or baling of the waste materials AND THE DISMANTLING OR DEMOLITION OF AUTOMOBILES OR OTHER MACHINERY OR PARTS THEREOF. The term "Junk Yard" shall include "Wrecking Yard" and "Salvage Yard."
