ORDINANCE NO. 2316
AN ORDINANCE AMENDING THE ZONING MAP, A PART OF CHAPTER 32 OF THE CODE OF ORDINANCES OF THE CITY OF GRAND JUNCTION, BY ADDING THE ZONING OF CERTAIN LANDS WITHIN THE CITY.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:
That the Zoning Map, a part of Chapter 32 of the Code of Ordinances of the City of Grand Junction, be amended by adding the zoning of the following described land situated in the City of Grand Junction, County of Mesa, State of Colorado, to wit:
Beginning at the intersection of the Northerly right-of-way line of the Denver & Rio Grande Western Railroad and the centerline of Sec 9 T1S, R1W, Ute Meridian; thence N along said centerline of Sec 9 to a point W of the NW Cor of Lot 4, Blk 1, Durham Center Sub; thence E to said NW Cor, thence E along the N li of said Durham Center Sub and along the N li of the Industrial Acres Sub to the NE Cor of Lot 14, Blk 1 of said Industrial Acres Sub, thence E to the E line of 25 Road right-of-way, thence N along said E line to the NW Cor of Lot 1, Carmack Minor Sub, thence E along the N li of said Lot 1 to the NE Cor of said Lot 1, thence S along the W li of Westgate Park Subdivision to the SW Cor of Lot 8 Blk 6 in said Westgate Park Sub, thence Easterly along the S li of said Westgate Park Sub to the SE Cor of Lot 42, Blk 3 of said Westgate Park Sub which is on the E li of the W2 of the W2 of Sec 10, T1S, R1W, Ute Meridian, thence S along said E li to the NW Cor of Lot 3, Grace Commercial Sub, thence E to the NE Cor of said Lot 3, thence S along the E li of said Grace Commercial Sub to the intersection with the N li of Independent Avenue right-of-way, thence E along said N right-of-way li to a point N of the NW Cor of Lot 1, Independent Avenue Commercial Park Sub, thence S and SErly along the W li of said Lot 1 and along the Serly li of said Independent Avenue Commercial Park Sub to the intersection with the centerline of Sec 10, T1S, R1W, Ute Meridian, thence S along the said centerline to the S li of said Sec 10, thence W along said S li to the intersection with the NErly right-of-way li of the Denver & Rio Grande Western Railroad, thence NWerly along said NErly li to the intersection with the W li of Sec 10, T1S, R1W, Ute Meridian, thence continuing NWerly along said right-of-way li to the Point of Beginning;
to the zoning category C-2 (Heavy Commercial).
