ORDINANCE NO. 2349

 

CONCERNING DEDICATION OF STREET RIGHT-OF-WAY.

 

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

 

That the following sections of Chapter 32 of the Code of Ordinances of the City of Grand Junction be amended to read as follows:

 

1. Section 5-4-1D is amended to read as follows:

 

"D. A developer shall be required to dedicate rights-of-way for public streets and easements that are needed to serve the area being developed. Roads in or adjoining the site being developed shall be dedicated to the minimum width required by the classification OF THE ROAD OR SUCH WIDTH AS IS DETERMINED APPROPRIATE BY THE CITY ENGINEER IN ACCORDANCE WITH ACCEPTED ROAD STANDARDS."

 

2. Section 5-3-3 is amended to read as follows:

 

"5-3-3 PARTIALLY DEDICATED STREET - No building permit shall be issued for the construction of a structure, an addition to an existing structure or a change in use in an existing structure (WHEN SUCH CONSTRUCTION, ADDITION OR CHANGE MAY RESULT IN TRAFFIC GENERATION TO OR FROM THE SITE) on a parcel abutting that side of the street from which all dedication has not been made in accordance with the adopted street classification, OR AS OTHERWISE REQUIRED OR APPROVED BY THE CITY ENGINEER IN ACCORDANCE WITH ACCEPTED ROAD STANDARDS."
