ORDINANCE NO. 2355

AN ORDINANCE VACATING AN EASEMENT IN THE CITY OF GRAND JUNCTION.

WHEREAS, the easement hereinafter described as been petitioned for vacation; and

WHEREAS, such vacation has been approved by the Planning Commission and would not be detrimental to the inhabitants of the City of Grand Junction;

NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

That the easement more particularly described as follows:

A part of Lot 1 and all of Lot 2, Little Bookcliff Subdivision, City of Grand Junction, County of Mesa, State of Colorado, and being a part of the NE1/4 NE1/4 Section 11, Township 1 South, Range 1 West of the Ute Meridian, being more particularly described as follows:

Beginning at the Southeast corner of Lot 1 in Little Bookcliff Subdivision, as per map recorded in Book 12, Page 210 of Maps in the Office of the County Clerk and Recorder of said Mesa County;

Thence S 90 deg. 00 min. 00 sec. W along the North Right-of-way of Wellington Avenue a distance of 512.22 feet;

Thence along the arc of a circular curve to the right whose radius is 20.00 feet, through a central angle of 123 deg. 03 min. 36 sec. and whose long chord bears N 28 deg. 28 min. 12 sec. W 35.16 feet to a point on the Easterly Right-of-way of Little Bookcliff Drive;

Thence along said Easterly Right-of-way of Little Bookcliff Drive by the following three (3) courses and distances:

(1) N 33 deg. 03 min. 36 sec. E 306.11 feet;

(2) Along the arc of a circular curve to the right whose radius is 20.00 feet, through a central angle of 49 deg. 59 min. 41 sec. and whose long chord bears N 58 deg. 03 min. 27 sec. E 16.90 feet;

(3) Along the arc of a circular curve to the left whose radius is 50.00 feet, through a central angle of 71 deg. 47 min. 19 sec. and whose long chord bears N 47 deg. 09 min. 38 sec. E 58.63 feet;

Thence S 42 deg. 42 min. 12 sec. E 184.56 feet;

Thence N 72 deg. 00 min. 00 sec. E 150.76 feet to a point on the Southern Right-of-way of the Grand Valley Irrigation Canal;

Thence along said Southern Right-of-way by the following two (2) courses and distances:

(1) S 42 deg. 42 min. 12 sec. E 39.58 feet;

(2) S 86 deg. 36 min. 00 sec. W 36.50 feet;

Thence S 01 deg. 07 min. 00 sec. W 185.44 feet to the Point of Beginning, containing 2.73 acres, more or less.

is hereby vacated.
