ORDINANCE NO. 2389

 

REZONING FROM RSF-8 TO PR-16 THE PROPERTY LOCATED AT 2554 PATTERSON ROAD AND LEGALLY DESCRIBED AS LOTS 1 AND 2, MILLER SUBDIVISION

 

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION, COLORADO:

 

1. The Council finds that the applicant has complied with applicable regulations of the City's Development Code and that the Planning Commission has recommended that the rezoning request be granted.

 

2. The property described as Lots 1 and 2, Miller Subdivision, City of Grand Junction, and located at 2554 Patterson Road is hereby rezoned to Planned Residential (PR-16) from its existing zoning of RSF-8 subject, however, to the following conditions:

 

a. the property is restricted in use to use for residential purposes and for use for the supplying of food, clothing and services at no cost whatsoever to all who may so request such food, clothing and services.

 

b. the owners of Lots 1 and 2 shall not change or expand the uses as approved herein, nor construct additions to approved buildings, or construct new buildings except as follows:

 

1) per the required procedures as set forth in the Grand Junction Zoning and Development Code, Section 7-5-6 A & B, and

 

2) with the prior written approval of the City Manager, or his designee.

 

PASSED and ADOPTED this 6th day of July, 1988.
