ORDINANCE NO. 2427
CHANGING THE ZONING ON CERTAIN LANDS WITHIN THE CITY WITH A STREET ADDRESS OF 1165 BOOKCLIFF AVENUE
The Council finds that the applicant has complied with applicable regulations of the City's Development Code and that the Planning Commission has recommended that the rezoning request be granted;
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:
That the zoning category on the following lands be changed as indicated:
THE PROPERTY LOCATED AT 1165 BOOKCLIFF AVENUE AND LEGALLY DESCRIBED AS COMMENCING AT THE NE CORNER OF THE SE 1/4 NE 1/4 OF SECTION 11, TOWNSHIP 1 SOUTH, RANGE 1 WEST UTE MERIDIAN FROM WHENCE THE SE CORNER OF SAID SE 1/4 NE 1/4 BEARS S 00 DEG. 00 MIN. 00 SEC. E 1318.54 FEET AND ALL BEARINGS CONTAINED HEREIN TO BE RELATIVE THERETO; THENCE S 00 DEG. 00 MIN. 00 SEC. E 30.00 FEET; S 89 DEG. 58 MIN. 02 SEC. W 50.00 FEET TO THE TRUE POINT OF BEGINNING; THENCE S 00 DEG. 00 MIN. 00 SEC. E 70.00 FEET; THENCE S 89 DEG. 58 MIN. 02 SEC. W 150.00 FEET; THENCE N 00 DEG. 00 MIN. 00 SEC. E 70.00 FEET; THENCE N 89 DEG. 58 MIN. 02 SEC. E 150.00 FEET TO THE TRUE POINT OF BEGINNING.
Is hereby rezoned from RMF-64 to PB.
