ORDINANCE NO. 2502

VACATING WEST PIAZZA PLACE

WHEREAS, the requirements for vacating a right-of-way, set forth in Section 8-3 of the Zoning and Development Code, have been satisfied.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

West Piazza Place as recorded in Book 12, Page 336-337, Crown Heights Subdivision, 1st Filing situated in the NW4 NE4 of Section 1, Township 1 South, Range 1 West of the Ute Meridian and more specifically described as:

Beginning at the Northwest corner of Lot 2, Block 3 of Crown Heights - 1st Filing; thence N 00 deg. 03 min. 10 sec. E along the westerly boundary line of said Crown Heights - 1st Filing a distance of 44.00 feet to the northwest corner of said Crown Heights - 1st Filing; thence S 89 deg. 38 min. 46 sec. E along the northerly boundary line of said Crown Heights - 1st Filing a distance of 43.89 feet; thence 52.12 feet along the arc of a non-tangent curve to the left having a central angle of 28 deg. 42 min. 58 sec., a radius of 104.00 feet and a long chord which bears S 35 deg. 59 min. 48 sec. E a distance 51.58 feet to a point in the northeasterly boundary line of said Lot 2; thence 12.30 feet along the arc of a non-tangent curve to the left (curve no. 72 on the plat) having a central angle of 61 16 min. 50 sec., a radius of 11.50 feet and a long chord which bears N 59 deg. 00 min. 21 sec. W a distance of 11.72 feet; thence N 89 deg. 38 min. 46 sec. W a distance of 46.36 feet to the Point of Beginning.

is hereby vacated subject to the following easements:

A 10 ft. wide strip parallel and adjacent to the westerly, northerly and easterly line of said right-of-way.
