ORDINANCE NO. 2568

VACATING A PORTION OF NORTH GRAND FALLS COURT

WHEREAS, the requirements for vacating a right-of-way, as set forth in section 8-3 of the Zoning and Development Code, have been satisfied.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

A parcel of land formerly known as a part of North Grand Falls Court (A street located in The Falls - Filing No. Three, City of Grand Junction, County of Mesa, State of Colorado, as recorded in Plat Book No. 13, Page 122), being described as follows:

Beginning at the Northeast corner of Lot 15 Block 2 of the Falls - Filing No. Three; thence 69.07 feet along the arc of a curve to the right having a radius of 213.50 feet and whose chord bears N2 38 min. 34 sec. W 68.77 feet; thence N6 37 min. 30 sec. E 30.00 feet; thence 77.80 feet along the arc of a curve to the right having a radius of 42.50 feet and whose chord bears N 59 04 min. 13 sec. E 67.39 feet to the south corner common to lots 12 and 14 of Block 2 of The Falls - Filing No. Three; thence 106.80 feet along the arc of a curve to the right having a radius of 42.50 feet and whose chord bears S3 30 min. 19 sec. W 80.34 feet to the Southwest corner of Lot 12 (also being the Northwest corner of Lot 11) Block 2 of The Falls - Filing No. Three; thence 56.48 feet along the arc of a curve to the left having a radius of 37.50 feet and whose chord bears S32 20 min. 50 sec. W 51.29 feet; thence 66.85 feet along the arc of a curve to the left having a radius of 186.50 feet and whose chord bears S21 04 min. 11 sec. E 66.49 feet; thence S57 50 min. 53 sec. W 27.00 feet to the east line of Lot 15 Block 2 of The Falls - Filing No. Three; thence 72.78 feet along the arc of a curve to the right having a radius of 213.50 feet and whose chord bears N21 40 min. 34 sec. W 72.43 feet to the point of beginning.

is hereby vacated subject to the Replat of Lots 12 & 14, Block Two, The Falls - Filing No. Three, as approved by the Grand Junction Planning Commission on March 3, 1992, being recorded with the Mesa County Clerk and Recorder.
