ORDINANCE NO. 2651
AMENDING SECTION 4-3-4 OF THE ZONING AND DEVELOPMENT CODE
OF THE CITY OF GRAND JUNCTION
WHEREAS, significant commercial activity along our highway corridors in the HO (Highway oriented) zone is occurring, and
WHEREAS, the City Council, based on the recommendation of the Community Development Department, desires to encourage land uses in the HO zone which meet certain criteria, such as a wholesale business; and
WHEREAS, Wholesale business uses are compatible because the HO zone is meant for Commercial Development; and
WHEREAS, the Grand Junction Planning Commission recommended approval of said text amendment.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:
1. Section 4-3-4 of the Grand Junction Zoning and Development Code is hereby amended by changing the following category "Wholesale Business" from a "use not permitted" to a "conditional use" in the H.O. zone.
2. The Community Development Director and the City Clerk are hereby directed to cause the foregoing amendment to be incorporated into the Zoning and Development Code of the City.
