       ORDINANCE No.2682

Ordinance Zoning Property Located at 1150 Hill Ave.

Recitals.

 A rezoning has been requested on the subject property from RSF-8 and B-3 to PB. In evaluating the request in conformance with section 4-4-4 of the Zoning and Development Code the City Council determines that there has been a change in character of the area, that the proposed rezoning is compatible with the surrounding area and that there are adequate facilities to serve the proposed development.

 After public notice and public hearing as required by the Zoning and Development Code, the Grand Junction Planning Commission recommends approval of the rezoning and has approved an outline development plan for the subject property.

 The City Council finds that the requested rezoning is in conformance with the stated requirement of Section 4-4 of the Zoning and Development Code.

 BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION THAT:

Lots 19 through 22 of Block 23 of the City of Grand Junction are hereby zoned PB.
