 AMENDING SECTION 5-7-7.B.5 OF THE ZONING AND DEVELOPMENT CODE OF  THE CITY OF GRAND JUNCTION

 FLUSH WALL SIGNS - ALLOWANCE DISTRIBUTION

 

RECITALS:

 

 Section 5-7-7.B.5 of the Zoning and Development Code currently allows for the transference of up to 25% or 100% of the sign allowance from one building facade to a building facade with no sign allowance. It is not clear why only those two ranges of transference are allowed rather than allowing any amount of the allowance to be transferred to a facade with no allowance. Staff is proposing that this section be amended to allow any or all of the sign allowance of a facade to be transferred to a facade with no allowance. This does not increase the amount of signage a building can have, but offers some flexibility in where the signage is located.

 

 Planning Commission recommended approval of the proposed text amendment at their March 1, 1994 hearing.

 

 NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:  

 

 That section 5-7-7.B.5 of the Grand Junction Zoning and Development Code is hereby amended to read as follows:

 

 a. The sign allowance shall be calculated on the basis of the area of the one building facade which is most nearly parallel to the street it faces. Each building facade which faces a dedicated public street shall have its own separate and distinct sign allowance. The total sign allowance, or any percentage thereof, of one frontage may be transferred to a building facade that has no frontage on a dedicated public street.
