VACATING A PORTION OF THE ALLEY ON THE
SOUTH SIDE OF NORTH AVENUE FURNITURE
(945 NORTH AVENUE)
Recitals,
This request for a partial alley vacation is necessary because the building encroaches into the right-of-way. The Grand Junction Planning Commission, at its September 5, 1995 hearing, recommended approval of this right-of-way vacation.
NOW, THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION THAT THE FOLLOWING RIGHT-OF-WAY IS VACATED:
East End of Building:
1. A parcel of land situated in Block 3, City of Grand Junction, Colorado, being more particularly described as follows:
Beginning at the Southeast corner of Lot 16 of said Block 3, and with all bearings cited herein being relative to N00°00'00"E between Grand Junction City range line markers at 10th Street and Belford Avenue and 10th Street and North Avenue;
Thence S00°00'00"W, a distance of 1.20 feet;
Thence parallel with the South lines of Lots 13 through 16 of said Block 3, N89°51'21"W a distance of 51.75 feet;
Thence N00°08'39"E, a distance of 0.60 feet;
Thence parallel with the South lines of Lots 13 through 16 of said Block 3, N89°51'21"W, a distance of 47.30 feet;
Thence N00°08'39"E, a distance of 0.60 feet to the South line of said Lot 13;
Thence along the South lines of said Lots 13 through 16, S89°51'21"E, a distance of 99.05 feet to the Point of Beginning.
West End of Building:
2. A parcel of land situated in Block 3, City of Grand Junction, Colorado, being more particularly described as follows:
Beginning at the Southwest corner of Lot 7 of said Block 3, and with all bearings cited herein being relative to N00°00'00"E between Grand Junction City range line markers at 10th Street and Belford Avenue and 10th Street and North Avenue;
Thence S00°03'03"W, a distance of 1.80 feet;
Thence parallel with the South lines of Lots 7, 8, and 9 of said Block 3, S89°51'21"E, a distance of 51.75 feet;
Thence N00°02'26"E, a distance of 1.80 feet to the South line of said Lot 9;
Thence along the South lines of said Lots 7, 8, and 9, N89°51'21"W, a distance of 51.75 feet to the Point of Beginning.
