 AMENDING SECTION 4-3-4 USE/ZONE MATRIX OF THE ZONING AND

 DEVELOPMENT CODE OF THE CITY OF GRAND JUNCTION

 COLLEGES IN H.O. ZONE

 

RECITALS:

 

 Colleges are currently only allowed with a Conditional Use Permit in the RMF-16, RMF-32, RMF-64, B-3 and PZ zone districts in the City of Grand Junction. Often small private colleges locate in existing office buildings along arterials which currently would not be allowed in the Highway Oriented (H.O.) zone. Larger university campuses are also often located along major transportation corridors and are usually an asset to the corridor. The Code does allow vocational/technical schools in the H.O. zone with a Special Use Permit.

 

 Planning Commission recommended approval of the proposed text amendment at their April 9, 1996 hearing.

 

 NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION:

 

 That Section 4-3-4, Use/Zone Matrix, of the Zoning and Development Code is hereby amended to include Colleges as an Allowed Use in the Highway Oriented (H.O.) zone.
