VACATING A PORTION OF F 1/4 ROAD
EAST OF 25 1/2 ROAD
Recitals:
One half of the F 1/4 Road ROW was platted the length of the Foresight Village Apartments property when the project was originally approved and platted in the early 1980s. At that time, all of the surrounding properties were undeveloped. Through the review and approval of the recently platted Fall Valley Subdivision to the north it was determined that the F 1/4 Road access was not necessary. Instead, access was provided just to the north on Fall Valley Avenue. Two stub streets were also provided from Fall Valley Avenue to the south to provide access to the two large parcels east of the Foresight Village Apartments.
At the July 14, 1998 hearing, the Planning Commission recommended approval of the vacation.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION, COLORADO:
City Council finds that the vacation meets the criteria set forth in Section 8-3 of the Grand Junction Zoning and Development Code and in accordance therewith the following described right-of-way is hereby vacated:
A parcel of land situated in Section 3, Township 1 South, Range 1 West of the Ute meridian being described as follows:
Beginning at the NE corner of Lot 1 of Foresight Village a recorded subdivision of Mesa County and considering the West line of the SE1/4 Section 3, T1S, R1W of the Ute Meridian to bear N00°00’20”W and all other bearings contained herein to be relative thereto; thence S89°59’46”W 166.54 feet along the North line of Lot 1 of Foresight Village; thence S44°59’43”W 28.28 feet to the East right-of-way line for 25 1/2 Road; thence along the East right-of-way line for 25 1/2 Road, N00°00’20”W 47.50 feet to the centerline of F 1/4 Road; thence along the centerline of F 1/4 Road N89°59’46”E 186.54 feet; thence leaving the centerline of F 1/4 Road, S00°00’19”E 27.50 feet to the Point of Beginning, containing 0.12 Acres as described. Mesa County, Colorado.
