ZONING THE TIMM ANNEXATION

Recitals:

 

 The property located at 3121 E Road was recently rezoned by Mesa County from AFT to R1C (Residential, 5 units per acre). The proposed City zone is RSF-5, which is the City’s zone most similar to R1C. The proposed zoning is in conformance with the recently amended Future Land Use Map and many of the goals and policies of the Growth Plan.

 

 The Planning Commission has considered the request and recommended approval of the zoning request.

 

 The City Council, having considered the Planning Commission recommendation, finds that the RSF-5 zoning meets the criteria in section 4-4-4 and 4-11 of the Zoning and Development Code.

 

 NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GRAND JUNCTION THAT THE AREA OF LAND DESCRIBED BELOW IS HEREBY ZONED RSF-5.
